How have the prices of one-room apartments changed over the last year

The cost of a one-room apartment in Ukraine varies depending on the economic situation, the amount of demand, the course of military events, the frequency of shelling, etc. Find out how much prices have increased in the largest cities.

One-bedroom apartments are the most popular. Real estate experts talk about the changes that have taken place over the last year, as well as the price situation on the secondary market in the five largest cities of Ukraine.

If we analyze prices in the capital, the average cost of a one-room apartment has increased by 16% and now amounts to UAH 2.9 million. At the same time, there was a significant increase in the number of offers. Over the last year, the number of advertisements for the sale of one-room apartments in Kyiv has increased by 47%.

In Odessa, the average price of a one-room apartment on the secondary market increased by 12.6% and currently amounts to UAH 1.6 million. The number of offers did not change significantly, as the indicator increased by only 8%. In Lviv, the average price of a one-room apartment increased by 14.3% to UAH 1.7 million, and the number of offers increased by 16.5%.

Although Kharkiv and Dnipro are located relatively close to the war zone, the prices of one-room apartments have also increased there. In Dnipro, the growth rate is 15.4% (by UAH 1.2 million), in Kharkiv – by 8% (by UAH 885,000).

As for the number of offers, in Kharkiv, due to the tense security situation and regular shelling, there was a large “jump” in the number of advertisements for the sale of one-room apartments. They have increased by 267% in the last year. In Dnipro, the increase in housing offers is small – only +8% over the last year.

Renting an apartment in Kyiv has become much more expensive: how much prices have increased

According to statistics, prices for renting apartments in Kyiv have increased significantly. In particular, over the last six months the cost has increased by more than 50%, or almost UAH 6,300.

Exactly a year ago, the average rental price was about UAH 13,000. Now this indicator is 17,500 hryvnia. Pechersky remains the most expensive district to rent, with an average price of UAH 27,707. Shevchenkovsky takes second place – 25,500 hryvnia.

The cheapest apartments can be rented in the Darnytsia and Dnipro districts. The average price there is UAH 13,250.
